Five East Harlem buildings face $30.6M in Nov. 10 auctions

Five East Harlem apartment buildings, 150 units, go to referee auction Nov. 10 on $30,622,095 in judgments. All five loans trace to one 2019 lender chain.

Five East Harlem apartment buildings with 150 residential units go to public auction on Nov. 10, on judgments that add up to $30,622,095.40. The owners are five separate LLCs, but the lender side is one family of 2019 bond trusts, so one pool of loans is coming due at once.

Why it matters

A referee will sell all five at the New York County Courthouse at 2:15 p.m. Referee Clark Whitsett is named in each notice, which first ran in the Amsterdam News on Oct. 8. Each owner is an LLC named for its address, such as 411 East 118 LLC and 122 East 103 LLC. The records we pulled name no shared principal.

The one tie is on the lender side. In all five, a bond trustee sues for Wells Fargo Commercial Mortgage Securities multifamily certificates: Wilmington Trust under Series 2019-SB60 at three buildings, U.S. Bank under Series 2019-SB68 at two. ACRIS shows each loan passing from Freddie Mac to the trustee in 2019.

In a sibling case today, a Lichter-owned Upper West Side building faces the same Nov. 10 sale date.

The numbers

  • 411 East 118th Street: $9,778,359.34, 41 units, index 850203/2024.
  • 204 East 112th Street: $7,830,885.16, 35 residential units, index 850218/2024.
  • 2371 2nd Avenue: $5,523,727.02, 34 residential units, index 850204/2024.
  • 122 East 103rd Street: $4,710,408.21, 24 units, index 850217/2024.
  • 233 East 111th Street: $2,778,715.67, 16 units, index 850219/2024.

Unit counts come from city tax-lot data. Divided across all 150 units, the judgments average about $204,000 per residential unit (our calculation). Judgments were entered in March 2026, and consent orders in July extended the sale deadlines.

One owner shows up on a city watchlist. The Public Advocate’s 2025 Worst Landlord list carries 122 East 103 LLC, with Mark Furman as officer and 121 open HPD violations. We did not find the other four on that list.

What’s next

Auctions are pending, not completed. Sales can be adjourned, settled or canceled before Nov. 10. We will check the New York County docket for outcomes and for any buyer after the sale, and will report the winning bids if they are recorded.
