Ewing Buick GMC Registers $8.0M Dealership in Celina
The filing follows a council-approved rezoning for the city's first car dealership, on the Dallas North Tollway corridor north of Frisco.
Ewing Buick GMC has registered an $8.0 million filing for a new 78,477 sq ft dealership on Dallas Parkway in Celina, the state record for a project the Celina City Council cleared through rezoning earlier this year. The Texas Department of Licensing and Regulation filing, dated Oct. 14, 2026, lists the project owner as Celina SFE LLC and names the mailing address as 4121 S. Dallas Pkwy, Prosper, Texas, though the 20-acre site sits inside Celina city limits on the west side of the future Dallas North Tollway, north of Frontier Parkway.
Why it matters
Celina is a fast-growing city in the Frisco-Prosper-Celina corridor, DFW’s northern frontier, where single-family rooftops have outrun retail and commercial construction for years. The council’s 7-0 vote on March 10 approving the rezoning cleared the city’s first car dealership, and city staff framed it as a trade-off: a dealership’s limited hours and low noise levels were judged to have less impact on nearby residents than a potential mixed-use development. For a city still building out its basic retail base, an $8.0 million auto dealership is a sign the corridor’s residential boom is finally pulling commercial investment north with it.
The numbers
The TDLR record lists an estimated cost of $8,000,000 across 78,477 sq ft, registered Oct. 14, 2026, for a new Buick GMC dealership facility and related sitework. The rezoning that cleared the way moved 20 acres along Dallas Parkway from commercial use to a planned development. Ewing first sought a site in the Dallas North Tollway Overlay District’s high-rise subzone and moved to the suburban subzone at the council’s direction. Celina’s Development Services Director, Dusty McAfee, said of the lower-intensity use, “This will, long-term, have a much lower impact on nearby and adjacent residents.” The plans also call for partial construction of Clear Creek Parkway, a connector road linking the site to the tollway corridor.
What’s next
A TDLR registration is a state accessibility-compliance filing tied to a project’s estimated cost, not a City of Celina building permit. The next public record to watch is that building permit, along with the master thoroughfare plan amendment for the Clear Creek Parkway connector, which city staff said in March was tentatively set for April. Coverage of Dallas-Fort Worth’s northern frontier will track the permit when it posts.
