531 acres of southwest Fort Worth go to zoning vote Oct. 14

Two Fort Worth cases, ZC-26-129 and ZC-26-131, ask for planned-development zoning on 531.63 acres off Bear Creek Parkway and Maverick Ranch Road.

Fort Worth’s Zoning Commission hears two cases on Oct. 14 that together ask for planned-development zoning on 531.63 acres in far southwest Fort Worth. The same two owners filed both.

Why it matters

ZC-26-129 covers 443.45 acres in the 12100 to 12300 blocks of Bear Creek Parkway. The land is currently unzoned. The request is a “PD/A-5/R2/CR” planned development, with one-family, townhouse and cluster, and low-density multifamily uses allowed.

ZC-26-131 covers 88.18 acres in the 12400 block of Maverick Ranch Road. It amends existing PD1392 to add a “PD/CR” district for low-density multifamily.

Both name golf course amenity buildings in the height standard. Both ask for a site plan waiver. Builders and land buyers watching the southwest corridor get a first look at what the owners want before any site plan is public.

The numbers

  • ZC-26-129: 443.45 acres, a maximum of 40 units under the “CR” standards, 45-foot maximum height for multifamily and golf course amenity buildings.
  • ZC-26-131: 88.18 acres, a maximum of 36 units under the “CR” standards, same 45-foot height cap.
  • Combined: 531.63 acres. The agenda caps multifamily at 76 units across both requests. It does not state a total for one-family or townhouse lots.
  • Both cases waive requirements for building materials, open space, multifamily parking and multifamily building setbacks, as requested.

The applicants are PMB FW Land, LP and FW Club, LP. Texas Comptroller records list PMB Advisors, LLC, 4001 Maple Ave., Dallas, as registered agent for both. PMB FW Land LP’s general partner is PMB Veale Land Investors 1 GP LLC. The records do not name an operating developer or a builder, and we are not assigning one.

What’s next

The Zoning Commission holds a work session at 11:30 a.m. and its public hearing at 1 p.m. on Wednesday, Oct. 14, 2026, at City Hall. The agenda lists both cases for the Nov. 17, 2026 City Council meeting. A commission recommendation is not a final decision. Council votes last.
