561 urban living units at Fields, Hall Park go to Frisco commission
Frisco's Planning & Zoning Commission meets Oct. 12 with 347 units at North Fields and 214 at Hall Park on its agenda.
Four items on Frisco’s Oct. 12, 2026 Planning & Zoning Commission agenda put 561 urban living units, an assisted and independent living building and a mixed-use block in front of the commission, all in the Fields and Hall Park corridor. For a developer or builder tracking Frisco, it is a look at what is moving next toward construction.
Why it matters
Fields and Hall Park are two of Frisco’s mixed-use districts, and the agenda shows both adding residential. The 347 units at North Fields come as a site plan, the step before building permits. The 214 units at Hall Park come as a replat, which sets the lot lines the building needs. The agenda names the owners as limited partnerships and LLCs, not the brands behind them, and prints no office figures. Compare this with JVP’s Frisco mixed-use office plan and the wider Dallas-Fort Worth pipeline.

- North Fields Multi-Family, Block A, Lot 3 (OS26-0072 and SP26-0101): an open space plan and site plan for 347 urban living units and one parking garage on 6.7 acres on the west side of Tall Meadow Way. Owner: North Fields Residential II, LP.
- Hall Park Phase D, Block A, Lots 2 and 4 (RP26-0026): a public hearing on a replat for 214 urban living units and a restaurant in one building on 5.9 acres at Gaylord Parkway and Warren Parkway. Owners are four Hall-named LLCs.
- Fields West, Block A (CP26-0030): a conveyance plat for one mixed-use development on four lots on 32.3 acres at Legacy Drive and Fields Parkway.
- North Fields, Block A (CP26-0031): a conveyance plat for an assisted and independent living building and a telecom site on five lots on 39.0 acres at Legacy Drive and US 380.
The agenda prints no construction costs, unit mixes or tenant names.
