Galaxy Commercial Holdings filed with LA City Planning on Oct. 21, per Urbanize LA, for a 27-story, 239-unit apartment tower at 6409 Sunset Blvd in Hollywood, dropping a previously planned Art Deco-style hotel tower on the same half-acre site.

Why it matters

A developer swapping a planned hotel for multifamily is a live signal on how hotel-versus-apartment pro formas are penciling on Sunset Boulevard right now. The hotel plan for this site is now off the table entirely, not paused. For a builder or GC watching Hollywood, that reversal, not the filing itself, is the news: it reads as a vote that apartments clear financing and leasing hurdles that a boutique hotel on the same half-acre could not.

The numbers

The application, filed under LA City Planning case EAR-2026-5476-DB-PR-HCA, calls for a tower roughly 300 feet tall with 239 units in a mix of one-, two-, and three-bedroom layouts. Thirty-seven of those units are set aside for very low- and moderate-income renters through density bonus incentives. The plan includes 227 parking spaces and about 6,000 square feet of ground-floor commercial space. Solomon Cordwell Buenz is the architect, with Relm as landscape architect, on the roughly half-acre parcel.

What’s next

The case now moves through LA City Planning’s review process, including the density bonus and historic-cultural approvals referenced in the case number. No hearing date has been set. Developers and brokers tracking Sunset Boulevard should watch whether other hotel-entitled sites in Hollywood follow the same pivot to multifamily as financing conditions persist.

Los Angeles developers and investors can track every filing like this one across the county.
