Greenberg Traurig has signed a 10-year lease for a full floor at Related Ross’s 15 CityPlace, relocating the law firm from its longtime home at Phillips Point to the still-rising tower in downtown West Palm Beach. The firm announced the move August 10, 2026, sizing the new space for more than 80 attorneys and staff and marking more than 40 years of Greenberg Traurig’s presence in the city.

A decade-long, full-floor commitment from a law firm with four decades of West Palm Beach history is the kind of tenant signal commercial agents and owners watch closely, because it lands before Related Ross has finished pouring the building it is leased in. 15 CityPlace is one of two office towers Related Ross is building in the West Palm Beach submarket, and Greenberg Traurig’s lease follows the developer’s earlier disclosure that the tower was already more than 60% pre-leased around its Cleveland Clinic outpatient anchor. An established Wall Street South law firm choosing to build out space in an unfinished tower, rather than wait for a completed building elsewhere, is a bet that the delivery timeline holds.
Executive Chairman Richard Rosenbaum tied the move to his own history with the firm, and Managing Shareholder Tracy Gerber said the relocation “reflects our continued commitment to West Palm Beach and ideally positions our team for the next chapter.”
The numbers
The new floor is sized for more than 80 attorneys and professional staff under a 10-year term. 15 CityPlace itself totals roughly 490,000 square feet across 25 stories, with about 20,000 square feet of ground-floor retail, designed by Arquitectonica with interiors by Fogarty Finger. Related Ross has disclosed a $10 billion planned investment across Palm Beach County tied to its CityPlace holdings, and separately closed a $772 million construction loan on the twin 10 and 15 CityPlace towers in December 2025.
What’s next
Related Ross and its architects have targeted 2027 for delivery of 15 CityPlace. Greenberg Traurig did not disclose a target move-in date in its release, and the firm’s current Phillips Point footprint remains under Related Ross ownership as that separate property is repositioned. For West Palm Beach’s office leasing agents, the Greenberg Traurig deal adds a second major anchor commitment, alongside Cleveland Clinic, to track as the tower’s structure catches up to its lease roster.
