Andreessen Horowitz Leases HQ Space at CityPlace, West Palm Beach

Andreessen Horowitz has leased headquarters space in Related Ross’ CityPlace Tower in downtown West Palm Beach, where the venture firm plans to open a regional base for its American Dynamism fund next year. The 18-story tower, at 525 Okeechobee Boulevard, is owned by Related Ross, the Steve Ross-led firm that has been building out a cluster of office towers in the CityPlace district.

Why it matters

American Dynamism is a16z’s practice for defense, aerospace, industrial, supply chain and public safety startups, and putting its regional headquarters in West Palm Beach rather than Miami or Silicon Valley is a statement about where that industry expects to operate from. A marquee venture firm anchoring space is exactly the kind of tenant that lets a landlord and, by extension, a submarket claim a new identity. Related Ross has spent the past year signing tenants into its CityPlace towers as part of Steve Ross’ push to position West Palm Beach as a finance and technology hub. A16z’s arrival gives that pitch a name investors already recognize, which matters for every other office landlord in the market trying to lease space to the same tenant pool. General partner Katherine Boyle framed the move as a bet on the region’s founder base: “Florida’s Gold Coast has become one of the most important places in the country where ambitious founders are tackling consequential problems.”

American Dynamism has raised $1.176 billion for its dedicated fund, which the West Palm Beach office will serve as a regional base. CityPlace Tower stands 18 stories at 525 Okeechobee Boulevard. Neither company disclosed the size of the leased space, the floor, or the length of the lease term.

What’s next

Andreessen Horowitz has said the office will open next year, with American Dynamism staff relocating to run the fund’s East Coast presence out of the building. Related Ross is separately pursuing other West Palm Beach and Boca Raton office plays, and each signed name adds to the case that Palm Beach County’s office pipeline has a tenant base to fill it rather than just new supply.
