MSCI, Solomon Partners Lease at Related Ross's Phillips Point
MSCI and Solomon Partners are opening West Palm Beach outposts at Related Ross's renovated Phillips Point. IntegrityPro Consulting signed a lease there too.
Related Ross has signed MSCI and Solomon Partners, two New York firms, to open South Florida outposts at Phillips Point, the developer’s newly renovated waterfront office complex in downtown West Palm Beach, Bloomberg reported. Woodbridge, Virginia-based IT consulting firm IntegrityPro Consulting has also taken space in the building, backfilling a property that anchor tenant Greenberg Traurig is preparing to leave for another Related Ross tower nearby.

Stephen Ross has spent years pitching Wall Street and financial-services firms on West Palm Beach as a satellite of New York, and MSCI, an index and analytics giant, plus Solomon Partners, an investment bank, are among the most recognizable names to answer with new local footprints. Their arrival at Phillips Point, rather than one of Related Ross’s newer CityPlace towers, is a bet that a $120 million renovation can keep a 1980s-era building competitive with the Class AA product going up around it. For agents and owners tracking West Palm Beach’s office market, tenants filling the building even as Greenberg Traurig heads to Related Ross’s own 15 CityPlace signals demand for waterfront Class A space in the South Florida submarket is broad enough to support more than one landmark address.
The numbers
Phillips Point spans roughly 449,000 square feet across its two towers at 777 South Flagler Drive, a property Related Ross bought for $281.85 million in 2021 and has been renovating since February 2025 at a cost the developer’s own materials put north of $100 million and Bloomberg’s more recent reporting puts at $120 million. IntegrityPro Consulting’s piece of that is on the record: a 1,319-square-foot suite, No. 805E, tied to 12 new jobs and positioned by the company as its “HQ2 / AI Lighthouse,” according to the Business Development Board of Palm Beach County, which worked on the site search. Bloomberg’s reporting on MSCI’s and Solomon Partners’ leases did not include square footage or headcount for either firm, and this outlet could not independently confirm those figures. Phillips Point is part of a Related Ross West Palm Beach office portfolio that runs to roughly 3 million square feet, the largest in the city.
What’s next
Related Ross has said the renovation, which includes a new limestone facade, updated building systems and a colonnaded waterfront gallery, is due to finish by the end of 2026. Whether MSCI and Solomon Partners open their doors before then, and how much space each firm ultimately occupies, has not been disclosed. Greenberg Traurig’s exit for 15 CityPlace leaves a vacancy at Phillips Point that Related Ross has yet to publicly address, alongside the building’s existing tenant roster of law and financial firms including Holland & Knight, Gunster and Akerman.
