Hanover Southgate, a planned 360-unit apartment community on Prairie Waters Drive in Grand Prairie, has registered a $49.1 million construction project with the state.

The filing, logged Oct. 30, 2026 with the Texas Department of Licensing and Regulation, covers a leasing office and amenities serving the 360-unit residential community, plus detached garages, carports and a trash enclosure, across roughly 431,439 sq ft at 3666 Prairie Waters Drive in the Tarrant County part of the city. The owner of record is TA Southgate Land Partners, LP, and the design firm of record is W Partnership Inc.

Why it matters

A TDLR TABS registration is the state’s record of a project’s owner and estimated cost before a city building permit surfaces, and it is often the earliest public marker that a project is headed to construction. Grand Prairie, which spans Dallas, Tarrant and Ellis counties, keeps drawing large-scale multifamily investment alongside the industrial and defense-adjacent projects already clustered there, including Lockheed Martin’s missile-production expansion elsewhere in the city.

The numbers

The registration lists a total project cost of $49,070,809, a 360-unit residential scope and roughly 431,439 sq ft of construction, covering the leasing office, amenities, garages, carports and trash enclosure. TA Southgate Land Partners, LP is the owner of record, with a Dallas address on West Lovers Lane. The filing does not name an operating brand behind the partnership. The project is privately funded on private land, according to the filing.

What’s next

The TDLR record puts an estimated start date of Dec. 15, 2026 and an estimated completion date of Nov. 1, 2028. Those dates are the developer’s own projections at registration, not a signed construction contract, so a Grand Prairie building permit tied to the same address is the next record to confirm the project has broken ground on schedule.

On the record

The $49,070,809 cost, 360-unit scope, owner and design firm come from TDLR TABS registration TABS2027004836, registered Oct. 30, 2026.
