Round Rock City Council is scheduled to vote Oct. 22, 2026 on a development agreement amendment that would add 71.88 acres of KB Home land to Round Rock Municipal Utility District 1, the district serving the Salerno community. It is a proposal, not a decision.

Why it matters

KB Home wants to grow its Salerno community in Round Rock by folding a newly bought 71.88-acre parcel into the existing district.

For builders and land buyers, the point is the template. The amendment applies the same financial structure and conditions already used in Salerno to the new tract, per the city’s Legistar summary. A buyer of adjacent land can read that as the terms the city is willing to repeat.

The numbers

  • Acreage: 71.88 acres, called the Verona Tract.
  • Zoning history: annexed in 2023 and zoned PUD for townhomes. Rezoned SF-3 (Single-Family, Mixed Lot) in 2025.
  • Acquisition: the city summary says the prior developer listed the tract for sale in mid-2026 and KB Home bought it.
  • Services: water comes from Jonah Water Special Utility District. The city provides wastewater, public safety, code enforcement and planning.
  • Not in the public summary: lot count, bond amount and tax rate. We did not see them, and the resolution attachments were not machine-readable when we pulled them.

The agreement is with KB Home and Round Rock Municipal Utility District 1. The item was filed Sept. 29, 2026 and is marked Agenda Ready.

What’s next

Council takes up item G.4 (file 2026-254) at its meeting on Oct. 22, 2026, which starts at 6 p.m. CT. It is not on the consent agenda, so it will get its own vote.

The attachments to watch are the resolution, Exhibit A and the Verona-Salerno map, all on the Legistar item page. They should show the lot yield and any MUD debt terms. More local coverage is on the Austin market page.
