Austin Hills II: 4 Key Lion Investments Condos Face Dec. 1 Sale

One borrower, one building, one auction date: four separate Travis County notices line up on the same day.

4units
Dec. 1sale date

Four commercial condominium units inside the Austin Hills II building, all held by Key Lion Investments, are headed to a Dec. 1 trustee sale. Travis County’s clerk recorded notices of substitute trustee’s sale for Units A, B, C and D on Oct. 22, 2026.

Texas forecloses outside the court system, so each record is a Notice of Substitute Trustee’s Sale, not a lawsuit. Each lists Wilmington Savings Fund Society as trustee for a securitized note holder: the OBX 2024-NQM2 trust on Units A and B, and the OBX 2024-NQM3 trust on Units C and D. None of the four notices carries a dollar figure, and the clerk’s index states no loan or sale amount for any of them.

Why it matters

One owner facing four trustee-sale notices in one condo building is a concentrated distress event, not an isolated missed payment. The units are commercial condo space, so no homeowner is involved. For other owners and lenders at Austin Hills II, a block of units could change hands on a single auction date, resetting who controls a share of the building.

The numbers

Travis County Clerk instruments 202641427 (Unit A), 202641428 (Unit B), 202641429 (Unit C) and 202641430 (Unit D) were each filed Oct. 22, 2026. They enforce four separate deeds of trust, instruments 2023095213, 2023095212, 2023095211 and 2023095210. Comparing the four filings shows each lists the same Dec. 1, 2026 sale date, a pattern no single notice reveals on its own.

What’s next

Travis County trustee sales run on the first Tuesday of the month, which falls on Dec. 1, 2026. The lender can credit-bid the debt owed, or a third-party bidder can take a unit for cash. The clerk will then record a substitute trustee’s deed naming each buyer. Follow the market’s other pending filings at the Austin market hub.
