Hudson Pacific Properties reported a third quarter net loss to common stockholders of $218.1 million, driven by non-cash impairments and a loss on sales of office buildings, according to its quarterly results filed with the SEC on Nov. 5. The company is the owner of Hollywood studio and office space central to the Los Angeles market.
Why it matters
The release does not say which properties were impaired. The Q3 sales it names were in North San Jose and San Francisco, not Los Angeles, so the impairment should not be read as a mark on Hollywood assets.

The Los Angeles read is on the operating side. The release says Hollywood studio stages “remained 95.0% leased,” and in-service office occupancy rose for a fifth straight quarter. The Real Deal and Bisnow both covered the results.
The numbers
- Net loss to common: $218,057K, or $3.38 per diluted share, against a $136,467K loss in Q3 2025.
- Impairment on real estate: $147,825K in the quarter, $198,265K for nine months.
- Loss on sale of real estate: $20,284K, tied to office sales.
- Nine-month net loss to common: $375,760K.
- In-service office occupancy: 85.6%, up 310 basis points from the prior quarter; leased rate 86.1%.
- Liquidity: $955.8 million at Sept. 30, or $840.4 million pro forma for later transactions.
After quarter-end the company repurchased $200 million of senior notes due 2027 and 2028 at a discount to par, and said pro forma debt share fell by $425 million, or 14%, to $2.7 billion.
What’s next
The $1.1 billion CMBS loan on the Hollywood Media Portfolio was extended to November 2027 with no principal paydown, a deal first covered in our September report. That leaves roughly a year before the next refinancing test on the company’s core Los Angeles studio holdings.
Watch for the identity of the impaired assets in the company’s quarterly filing, and whether stage leasing holds at 95% as the extension period runs.
