Lender Shops Vacant Blackstone-Hudson Pacific Studio in Sun Valley
Colliers is marketing the vacant Sunset Glenoaks Studios campus in Sun Valley for the lender after a Hudson Pacific deconsolidation loss.
Colliers is marketing the vacant Sunset Glenoaks Studios campus at 11070 W. Peoria St. in Sun Valley on behalf of the project’s lender, not its owners, The Real Deal reported October 21. Blackstone and Hudson Pacific Properties finished the roughly 240,000 square foot, seven-soundstage campus in 2024.
Why it matters
A lender-led sale of a two-year-old, purpose-built studio is a clear distress signal for LA’s production real estate. For buyers and operators, it opens a rare shot at new stage inventory at a price set by a lender, not a sponsor.
Hudson Pacific’s own filing confirms the hit. In its 2025 annual report, the company said it recognized a $77.9 million loss related to the deconsolidation of its Sunset Glenoaks Studios property during 2025.
The numbers
The Real Deal reported the project cost roughly $200 million. It was financed with a $94 million construction loan from RBC Real Estate Capital Partners. Hudson Pacific holds a 50% stake in the joint venture with Blackstone.
Separately, The Real Deal reported that a $1 billion-plus maturity on the partners’ wider studio and office debt was extended to November 2027.
What’s next
Colliers is working for the lender, so any outcome runs through RBC Real Estate Capital Partners first. The campus earns no revenue while it sits empty. The next marker is whether a buyer keeps the stages intact or repositions the site. In the same week, Blackstone’s LivCor sold the Violet on Virgil apartments at a reported 33% loss on its 2018 price. More Los Angeles coverage is on the market page.
