Langone Trust Pays $10.75M for Carl Fischer's UES Carriage House
The seller's only recorded deed is a $0 corporate merger transfer in 2018, so the sale sets the first price on record for the 7,825 sq ft building.
A trust tied to Home Depot co-founder Ken Langone has paid $10.75 million for 121 East 83rd Street, the Upper East Side carriage house where photographer Carl Fischer lived and worked, the New York Post reported Wednesday. The deed had not yet been recorded in the city’s public index as of Oct. 14, and the index shows no priced sale on the lot before this one.
Why it matters
The Post says the buyer is a family trust, not an operating company, so this is a private-wealth townhouse purchase rather than a development bet. It still sets a clean number for a rare asset: a 25-foot-wide, 7,825 square foot building with medical offices on the lower floors and a four-bedroom duplex above. At $10.75 million the price works out to about $1,373 per square foot, and the Post says the house first listed at $13.5 million in 2023, roughly 20 percent higher. The city deed record explains why there is no earlier price to compare: the seller’s last recorded deed was a corporate merger transfer, not a sale.
The numbers
The city’s index lists two documents against the lot. One is a 1994 mortgage satisfaction. The other is a February 2018 deed from Spartan Holding Corp. to Carl Fischer Photography, as successor by merger, recorded March 12, 2018 with $0 in consideration. In other words, the company that owned the studio absorbed the title holder, and no money changed hands on paper. The city’s lot data shows a 2,605 square foot lot, an 1899 building and R8B zoning. At the 4.0 floor area ratio allowed there, the lot supports 10,420 square feet, which matches the buildable figure the Post cites, about 2,600 square feet above what stands today.
What’s next
Watch for the recorded deed to appear in the city index, which will confirm the buyer entity, the date and the consideration directly. The 2,600 square feet of unused floor area is the open question: a buyer using the building as a residence may leave it alone. For other Manhattan trades we are tracking, see our New York coverage.
