Developer Seeks to Raze 1916 Bed-Stuy Garage for 13 Apartments

The city's 1985 deed is in ACRIS. The $57,000 price is not in the data. The Feb. 6 building filing is, and it is further along than the hearing suggests.

Le Capital NYC wants to replace a 1-story, 1916 garage in the Bed-Stuy Historic District with a five-story, 13-unit building at 406-410 Macdonough Street, and DOB has had the plans since February. Landmarks heard the case Oct. 6 and, per Brownstoner, took no action and asked for a revised design.

Why it matters

The city sold the lot in 1985. ACRIS has the deed: dated Feb. 22, recorded Apr. 24, from the City of New York to an individual buyer (ACRIS). Brownstoner puts the price at $57,000. The record data we can reach shows $0 in the amount field, so treat that figure as reported, not verified.

The filing is the larger story. DOB NOW shows job B01353337-I1 filed Feb. 6, 2026, eight months before the hearing, for a 5-story multifamily building at a $2,569,390 initial cost, with Le Capital NYC as owner (DOB NOW). Seven supporting filings followed through Sept. 23, covering structural, foundation, mechanical, plumbing, sprinklers, excavation support and a new curb cut. The developer was spending on engineering well before the design was in front of the commission.

Ownership is the open question. The filer is Le Capital NYC, yet ACRIS shows no deed to it. A June 2025 contract of sale and zoning-lot documents recorded Mar. 13 name Lian Development JV Group LLC of Brooklyn. The last recorded deed is a 2021 estate transfer.
