LGI Living pledges Princeton lots to Athene, a third Texas county
The same borrower and lender, and the same Oct. 16 signing date, now appear in three county records recorded within two days.
LGI Living, the build-to-rent platform tied to homebuilder LGI Homes, recorded a deed of trust in Collin County on Oct. 20 naming Athene Annuity and Life Company as lender, the same borrower-lender pair that showed up in Tarrant and Bexar county filings just one day earlier. The Collin instrument was signed Oct. 16, the identical date on the Tarrant and Bexar deeds, and it pledges collateral in the Princeton Heights Phase 2 subdivision in Princeton.
Why it matters
LGI Living and life insurer Athene now have matching deeds of trust in three Texas counties: Tarrant and Bexar on Oct. 19, Collin on Oct. 20. The Tarrant and Bexar instruments each recited an identical $125,000,000 principal ceiling, “or so much thereof as may be advanced,” language typical of a credit line. The Collin County clerk’s index for this filing does not carry a dollar figure, so whether this parcel sits under that same $125 million ceiling or a separate draw cannot be confirmed from the record alone. For Collin County builders and land sellers, it shows LGI Living’s Princeton rental lots are now pledged to institutional insurance debt, not held free and clear.
The numbers
The Tarrant and Bexar deeds of trust, both signed Oct. 16 and recorded Oct. 19, each stated a $125,000,000 ceiling. The Collin County deed of trust, also signed Oct. 16 but recorded Oct. 20, lists two parcels on the clerk index, with Lot 20, Block C of Princeton Heights Phase 2 in the legal description, and states no principal amount. Texas deeds carry no sale price in any county, so the recorded loan figure, where stated, is the only size signal available.
What’s next
Watch Denton, Kaufman, Rockwall and the other counties ringing LGI Living’s build-to-rent footprint for additional filings naming Athene on the same Oct. 16 signing date, which would confirm how many counties this one facility ultimately touches. A UCC filing or an LGI Homes investor disclosure stating the facility’s total size and draw status would settle the open question the Collin County index leaves unanswered.
