535-Acre Hotel and Maker-Space District Pitched Near Lockhart
The proposal still needs annexation and entitlement, and the council has not voted.
A development group has pitched the Lockhart City Council on a proposed 535-acre hospitality, sports and maker-space district about 30 miles south of Austin. The site sits outside city limits near Highway 183 and Silent Valley Road. Bisnow reported Oct. 22, 2026 that Lockhart Commercial Development presented the concept and council members raised many questions. No vote was taken.
As pitched, the district would combine a 500-key hotel and conference center, indoor and outdoor sports arenas and fields, a nine-hole golf course, a 5,000-person amphitheater, maker spaces, industrial space, about 15 acres of residential units, and food and beverage uses. No construction cost has been disclosed. The site is in Caldwell County, which has no online clerk or appraisal index we can search, so this account relies on Bisnow’s reporting of the pitch rather than a primary filing.
Why it matters
The pitch lands next to Hillwood Communities’ planned multifamily subdivision in the same corridor. For developers and brokers tracking Caldwell County’s growth south of Austin, a hotel and recreation anchor of this size would change land values and infrastructure demand along Highway 183, if it wins approval.
The numbers
The group wants the 535-acre tract annexed into the city and entitled next year, and may close on the land in the same window. No budget, lot count, or square footage for the maker-space or industrial components has been made public. The hotel was given at 500 keys and the residential piece at about 15 of the 535 acres. Every other figure remains undisclosed.
What’s next
Nothing has been approved. The pitch is a proposal, and annexation, entitlement and any site plan each still require council action. The group targets a first phase opening in 2029, a date that depends on every approval clearing on schedule. No City of Lockhart agenda item, permit or zoning case tied to the project has been posted yet. More: Austin.
