$97.3M West Campus Tower Registers 300 Student Housing Units

A state filing puts a $97.3M estimated cost on a 30-story, 300-unit student housing tower planned for 2307 Rio Grande Street in West Campus, next to the University of Texas at Austin.

For Austin contractors and student-housing operators, it is a registered start date on one of the larger West Campus jobs in the pipeline.

Why it matters

The Texas Department of Licensing and Regulation registration, TABS2027004314, was filed Oct. 23, 2026. It lists 300 student housing apartment units, a 30-story building and 466,000 sq ft of total area.

The registered owner is 2307 Rio Grande, LLC. Its operating parent could not be confirmed from the record. Rhode Partners is listed as the design firm.

Texas requires a TABS registration for projects of $50,000 or more, which makes it the earliest public record of a project’s owner, cost and timeline. This one names an owner entity, not a brand, so the developer behind the tower is not yet public.

The numbers

The filing states an estimated cost of $97,345,948. The tower includes a lobby, leasing office, amenity and fitness space, study rooms and a pool deck. Parking runs three levels below grade and two above.

Using the registered figures, that is about $324,000 per unit and about $209 per sq ft of total area, parking included.

The estimated start date is Feb. 1, 2027, with completion estimated for July 14, 2028.
