Nov. 5COUNCIL HEARING

A rezoning and Comprehensive Plan amendment for four tracts at North Lamar Boulevard and Beaver Street is proposed for Austin City Council’s Nov. 5, 2026 agenda, not yet decided. City staff and the Planning Commission recommend approval of case C14-2026-0030, paired with companion case NPA-2026-0026.01, which would shift one tract’s Comprehensive Plan designation from Single Family to Mixed Use. The applicant of record is 8609 N Lamar LLC, with Drenner Group as agent; the filing identifies no operating brand behind the LLC.

Why it matters

The case would apply DB90, Austin’s density bonus overlay that trades added height, up to 90 feet, for an affordable housing contribution, across four separate tracts rather than one parcel. Three tracts already carry CS-V-CO-NP commercial zoning and would simply add the DB90 suffix. The fourth is different: it sits under SF-3-NP, single-family zoning, and would move to LO-DB90-NP, office use with the density bonus, only if Council also approves the companion Comprehensive Plan change from Single Family to Mixed Use. That combination, a base zoning change plus a plan amendment on the same tract, asks more of Council than adding a suffix to existing commercial zoning.

The numbers

Four tracts carry the case: 8605, 8607 and 8613 North Lamar Boulevard, plus 604, 606, 608 and 706 Beaver Street, all in Council District 4. Tracts 1 and 2 would go from CS-V-CO-NP to CS-V-CO-DB90-NP. Tract 3 gets the same change with a modified ground-floor commercial requirement. Tract 4 would go from SF-3-NP to LO-DB90-NP, also with a modified ground-floor commercial requirement, the piece tied to the comp plan amendment. Both staff and the Planning Commission recommend granting the applicant’s request.

What’s next

Council holds a public hearing and considers the ordinance on Nov. 5, 2026. A staff and Planning Commission recommendation is not a decision: Council can approve, modify or reject either case, and the agenda record shows no vote result as of this writing. The two DB90 cases on Council’s Oct. 8 agenda, on South Capital of Texas Highway and the Rosewood block, drew different reactions: one carries a valid petition in opposition, and neither had a posted result when we last checked. For how DB90 has played out on other Austin tracts, see our coverage of the Oct. 8 DB90 cases or the Austin market page.
