MG Developer Faces Six Lawsuits Over North Bay Village, Gables Debt
VFI Capital, tied to the Galleria Farms family, says Alirio Torrealba personally guaranteed loans on MG NBV in North Bay Village and a Coral Gables townhome project.
MG Developer, the Coral Gables sponsor already facing four lawsuits over unpaid debt as of last week, has been hit with a sixth, this one from VFI Capital LLC seeking more than $6 million tied to a North Bay Village project and a Coral Gables townhome development.

The new suit, filed Aug. 24 in Miami-Dade Circuit Court, comes from an entity tied to the Galleria Farms founding family and names MG NBV, the sponsor’s North Bay Village mixed-use condo project, and The George Partners, its 13-unit Coral Gables townhome development, according to Bisnow. VFI alleges founder Alirio Torrealba personally guaranteed the full amount, telling the lender the projects needed a cash infusion but would eventually yield “far more lucrative” returns than the money invested. For a mid-size sponsor with active sites in North Bay Village, Coral Gables and Doral, six creditor suits inside eight days is a signal that preferred-equity and mezzanine capital, the layer MG has leaned on instead of institutional debt, is now pulling back mid-pipeline.
The numbers
VFI’s suit splits its claim in two: $3 million tied to MG NBV and $3 million tied to The George Partners, on a loan the company says has been in default since interest payments were missed in April and the balance matured unpaid in May. That is on top of the more than $3.4 million in combined claims from MFD International LLC and Yosse LLC that The American Developer reported on Aug. 22, and additional preferred-equity and hotel-related claims from OPB Capital Group and Area Capital entities that Bisnow has since detailed. All six suits were filed in South Florida courts between Aug. 17 and Aug. 24.
What’s next
MG Developer has said it is engaged in direct talks with plaintiffs and takes its obligations seriously, but the litigation is now broad enough to touch every active corner of its pipeline, from the North Bay Village waterfront site to the Coral Gables townhomes to its Doral apartment holdings. Whether Torrealba can resolve six creditor disputes without a forced sale or a partner buyout will be the clearest test yet of how much runway a sponsor this size has left once its private capital base turns litigious.
