Mitsubishi doubles Houston footprint in downtown office lease
A trading giant's relocation and expansion is a bright spot in a downtown Houston office market running near 30% availability.
Mitsubishi Corporation (Americas) and its energy subsidiary CIMA Energy have leased 92,000 square feet in downtown Houston, roughly doubling their footprint in a relocation and expansion that stands as the central business district’s largest office lease of the quarter.
The trading group is moving to floors 31 through 34 of Fantome Tower at 1100 Louisiana — a 55-story, 1.3-million-square-foot building Hines developed in 1980 — from about 46,000 square feet across two floors at 1221 McKinney.
Why it matters. The deal is a rare upsize in a downtown Houston office market saturated with available space, where large tenants have leverage and landlords are competing hard for credit occupiers. A globally rated company committing to more premium space reinforces the flight-to-quality pattern reshaping the market: the best towers capture demand while older stock lags. For a company doubling down, the timing lets it lock favorable terms.
The numbers. Availability in Houston’s CBD stands at 29.9%, above the metro’s 26.6%, even as the district commands the area’s highest average rent at $41.23 per square foot. Mitsubishi’s 92,000-square-foot commitment tops the previous largest lease of the quarter — Superior Energy’s 56,000 square feet — underscoring how much this deal stands out in a slow leasing market.
What’s next. Cushman & Wakefield’s Tim Relyea represented the tenant; Partners Real Estate’s Win Haggard and Diana Bridger represented landlord Fantome Tower LP. “Houston is a critical hub for us, and this move represents an important investment in our team and our future here,” said Shuji Kobayashi, general manager of Mitsubishi’s Houston branch. Whether more corporates follow into premium downtown space will help set the floor for a market still working through elevated vacancy.
