Morgan starts 320 units across the river from Boca Raton
A 13-slip private marina is the amenity, but the real one is a Boca Raton view at a Deerfield Beach basis.
Morgan and Dallas-based Compatriot Capital have broken ground on Pearl on the River, a 320-unit apartment community at 451 NE River Drive in Deerfield Beach, on a waterfront parcel directly across the Hillsboro River from Boca Raton. The community will include a resident-only marina with 13 boat slips and is expected to open by the summer of 2028.
Why it matters
The site selection is the whole trade. Boca Raton rents at a Deerfield Beach land basis is one of the last legitimate arbitrages left in southern Palm Beach and northern Broward, and it only exists because the county line runs through the water. Morgan first went after this parcel roughly four years before it closed in 2025, which tells you how few genuinely waterfront multifamily sites remain in that corridor at a price that pencils.
Starting 320 units now is also a statement about construction debt. Broward starts have thinned as lenders tightened, and the projects still breaking ground tend to be the ones with a durable physical advantage rather than a merchant-build pro forma. A private marina is not a clubroom. It is a feature that cannot be replicated on an inland site next door, which is what protects rents when the next wave of supply lands.

Pearl on the River will deliver 320 Class A apartments in studio, one-, two- and three-bedroom layouts. Amenities include the 13-slip resident marina, a grill area, a dog park and a car wash. Delivery is targeted for summer 2028. Morgan acquired the site in 2025 after first bidding on it about four years earlier.

Watch the entitlement climate around it. Deerfield Beach is heading toward a vote on coastal development caps, and a 2028 delivery means Morgan will lease into whatever rule set that fight produces.
