Jackson-Shaw and its capital partner, Compatriot Capital, have registered a $31.0 million project with the Texas Department of Licensing and Regulation for Building 7 of the Lakeview Business District, their industrial park at the northeast corner of President George Bush Turnpike and Merritt Road in Rowlett. The filing lists the owner as JSC-CCI Lakeview II, LLC. The Comptroller’s franchise-tax record for JSC-CCI Lakeview II JV LLC gives its address as 4890 Alpha Road in Dallas, Jackson-Shaw’s headquarters.

Why it matters

Building 7 is a 566,523 sq ft office and warehouse shell, fully sprinklered with an ESFR fire suppression system, built with tilt-up concrete walls and a steel roof. The TDLR filing names no tenant and no general contractor, so the GC award on a project this size is still open. For a Dallas-Fort Worth contractor or subcontractor tracking Rockwall County bids, this is a 566,523 sq ft tilt-up job with a Nov. 1, 2026 start date.

The numbers

The registration, filed Oct. 27, 2026, lists an estimated cost of $31.0 million and a start date of Nov. 1, 2026, with completion targeted for Oct. 31, 2027, a 12-month build. Design work is credited to Pross Design Group, Inc. Lakeview Business District is planned across two phases totaling more than 1.8 million sq ft, according to CommercialSearch; Building 7 belongs to the second phase.

What’s next

With no contractor listed on the TDLR record, the general contractor award for Building 7 is the next disclosure to watch, along with any lease announcement once the shell tops out. More on what else is moving in the metro: Dallas-Fort Worth.
