North Development Buys Edgewater Site for $33M
North Development paid $32.8M for a 0.6-acre Edgewater site, more than 4x the $8M the prior owners paid in 2019.
North Development has agreed to pay $32.8 million for a 0.6-acre waterfront parcel at 2100 North Bayshore Drive in Miami’s Edgewater neighborhood, more than quadrupling the $8 million the previous ownership group paid for the same site in 2019, according to Commercial Observer. The firm is tied to the deal through Oak Capital, part of a joint venture with Peru’s Edificia.
Why it matters
A new buyer taking down a specific, already-entitled Edgewater parcel is the kind of developer move rival builders across South Florida want to know before the week starts. It resets what a corner of the Bayshore Drive corridor is now worth in a basis sense, not just a listing-price sense, and it puts a named, trackable firm, not an anonymous LLC, in control of a site with a live but unbuilt entitlement behind it.
The numbers
The seller was a partnership of TPG Equity REIT, UBS Realty Investors and Mill Creek Residential, which bought the 0.6-acre parcel for $8 million in 2019. North Development’s $32.8 million purchase price works out to roughly four times that basis seven years later, on a site Commercial Observer reports sits in one of Edgewater’s tighter waterfront-adjacent blocks.
What’s next
North Development has not disclosed what it intends to build. The prior ownership group filed plans in 2023 for a 31-story rental tower with 275 apartments and a 363-space parking garage, an approval that was never built out before the site traded. Whether North Development revives that entitlement, redesigns it, or files fresh plans will determine how quickly the parcel moves from a land trade into an active Edgewater project. Commercial Observer reported that a representative for the firm did not immediately provide comment.
