Miami-Dade County issued a new multifamily building permit on Sept. 29 for 1775 NE 167th St in the North Miami Beach area. The permit is valued at $32,339,318 and covers 265,407 square feet. The owner entity is not named publicly beyond an LLC title, and the record lists the contractor simply as “Owner.”

Why it matters

For subcontractors and suppliers, an owner-listed contractor usually means the general contractor has not been disclosed on the permit. That is the bid list to watch: framing, concrete, MEP and envelope packages on a quarter-million-square-foot job get awarded quickly once permits are in hand.

The numbers

The county record lists the project as new construction, one floor, 5 units and 265,407 square feet. The $32.3M valuation works out to roughly $122 per square foot.

The record does not reconcile on its face. Five units across 265,407 square feet, or about $6.5M per unit, is not a normal multifamily profile. The “5 units” field may count buildings or be keyed incorrectly, and the permit’s use-detail field is garbled. We report the figures as the permit lists them and are not drawing a conclusion about the final unit count.

An owner-signed $32.3M valuation at $122 per square foot is also modest for a building this size, so the filed value may reflect only an initial phase or a partial scope.

What’s next

Watch for a general contractor to appear on follow-up permits, which is when trade bidding becomes visible. We could not tie the LLC to a named developer from public sources in this pass, so the owner profile is an open item. We will update this story if the unit count or sponsor is confirmed from the record.
