HPD shows 87 open Class C (immediately hazardous) violations at 370 Ft Washington Avenue in Washington Heights, an 80-unit, six-story building from 1929. Twenty-one of them were issued between Oct. 12 and Nov. 3, which means the count is still growing, not winding down.

Why it matters

For a buyer, lender or broker looking at upper Manhattan rentals, this is a live example of a building where HPD paper is accumulating faster than it closes. Twenty-one new hazardous violations in 22 days sit on top of a backlog that reaches back to October 2018. Any diligence on a trade or refinance here should price in a cure schedule and the risk of HPD enforcement.

The building is registered to 370 Fort Washington Avenue LLC, with a business address on West 57th Street (HPD registration 106272, renewed Oct. 1, 2026). We did not confirm whether the building is rent-stabilized or carries an affordability regulatory agreement, and the HPD files we pulled do not say.

The numbers

  • 87 open Class C violations across 28 apartments, plus common-area items. 16 are flagged rent-impairing.
  • 10 of the open Class C items were issued before 2024. The oldest, from 2018, is a records-filing failure.
  • Open items by class: 87 C, 93 B and 20 A, or 200 in total. HPD has closed 301 Class C violations at the address since 1989.
  • Mold, roach and mice infestations, a roof leak, and hot water failures make up most of the recent apartment-level items.
  • HPD’s litigation file lists 19 cases, including five heat and hot water cases. The latest was opened March 19, 2026 and shows closed.

One further record is worth noting. ACRIS lists this lot, block 2142 lot 178, on a real property transfer tax return of $122,496,911, recorded Dec. 3, 2025. The filing covers a multi-property portfolio, including lots in Manhattan and Queens, so no price can be assigned to this building alone. We have not matched its parties to the current registered owner.

What’s next

HPD can pursue the violations through its housing litigation program, so watch for a new case against the address. Registration 106272 runs to Sept. 1, 2027. Our other HPD coverage this week includes 1950 Clove Road on Staten Island and the wider New York market page.
