Penn-Florida's Mandarin Oriental Boca Raton Faces $417.7M Foreclosure
The county's own parcel record still codes the 1.49-acre site as vacant land, even with a tower standing on it.
A lending group affiliated with Apollo Global Management has filed a $417.7 million foreclosure suit against Via Mizner Owner III LLC, the Penn-Florida Companies affiliate behind the long-stalled Mandarin Oriental Residences, Boca Raton. The verified complaint, filed July 17 in the Fifteenth Judicial Circuit under case number 502026CA008027XXXAMB, targets the 1.49-acre site at 105 East Camino Real, where an 85-unit condo tower and a roughly 163-room hotel have sat partially built for years. The Palm Beach County Property Appraiser’s own record confirms Via Mizner Owner III LLC as the current owner of the parcel.
Why it matters
A branded, partially built site in downtown Boca Raton going through foreclosure is exactly the kind of asset this audience underwrites: entitlements already in place, structure already standing, and a Mandarin Oriental brand agreement whose survival past a change of ownership is now an open question rather than a given. Whoever ends up controlling the site inherits both the head start and the unresolved brand, contractor lien, and buyer-deposit claims tied to it.
The numbers
The complaint alleges Via Mizner Owner III LLC stopped making interest payments in June 2024, failed to repay the loan at its September 2024 maturity, missed a February 2025 construction completion deadline, and allowed the hotel’s management agreement to lapse. The debt traces to a $270 million construction loan refinancing closed in August 2023, on top of an original construction loan the developer secured in 2017. The Property Appraiser’s parcel record puts the site at 1.49 acres and still classifies it as vacant commercial land despite the structure on it. That same record shows no market-rate sale since 2007’s $8,263,063 transaction; the 2013 and 2017 transfers were $10 internal deed moves, not arm’s-length sales.

Palm Beach County’s clerk case-search portal returned only server errors on repeated attempts, so a confirmed judicial sale date could not be verified against the docket directly as of this writing; a site marketing process was separately reported in May 2026 while Penn-Florida sought refinancing or a recapitalization.
