The Lookout Group deeded six lots in Esperanza Unit 4B to Perry Homes in two Kendall County deeds recorded Oct. 13, 2026. The grantor on both is Lookout Development Group LP. Both carry an Oct. 8 instrument date. Texas deeds show no price.

Why it matters

Esperanza is the master-planned community that The Lookout Group develops near Boerne, in the Kendall County corridor northwest of San Antonio. Deed 412772 covers Block 113 lots 6, 10 and 11. Deed 412780 covers Block 118 lots 1, 9 and 13.

The grantor is the lot developer and the grantee is the builder. That is a takedown from the land seller, not a resale between builders.

For other builders and trades, two three-lot deeds are a small takedown, not a bulk purchase. Starts in Unit 4B would follow.

The numbers

  • 6 lots across 2 deeds, 3 lots each, in Esperanza Unit 4B.
  • Deed 412772: Block 113, lots 6, 10 and 11.
  • Deed 412780: Block 118, lots 1, 9 and 13.
  • Recorded Oct. 13, 2026; instrument date Oct. 8, 2026.
  • Grantee: Perry Homes LLC on both. The clerk index for deed 412780 also lists “Perry Homer LLC,” a spelling error in the index.
  • Price: not stated. Texas deeds do not disclose consideration. We did not pull a lot count beyond these two instruments.

What’s next

Watch the Kendall clerk for deeds of trust from Perry Homes against these lots, which would show financing and often precede starts. Further Unit 4B takedowns would show whether Perry is stepping up its pace here.

Perry Homes also took 2 Bexar deeds on Oct. 9, covered in our Oct. 14 lot-deed report.
