Lennar takes title to 21 lots in Bexar and Medina in three days

Lennar took title to 21 lots in Bexar and Medina counties through 8 deeds recorded Oct. 7-9, 2026. The grantee on each is Lennar Homes of Texas Land and Construction Ltd. Perry Homes took 2 more deeds on Oct. 9, 2026.

Why it matters

Finished lots set the pace of new home starts. A run of deeds into one builder shows where lots are actually changing hands, and so where new inventory is likely to start vertical.

Seven of the 8 Lennar deeds are in Bexar County. The largest is Tres Laurels #1A, lots 26 through 35 in block 19, ten lots in one instrument (Bexar deed 20260199316). Rosillo Ranch adds five lots (deed 20260199369).

The grantors are not operating builders. They are entities named TPG AG EHC III LEN MULTI STATE, AG EHC II LEN MULTI STATE 2, Talley Extension Revitalization Initiative and Medina Revitalization Initiative. The deeds do not say what arrangement sits behind them, and we do not infer one.

For a land seller or lot developer, the pattern is a reminder that one buyer is taking down lots through several sellers at once. For a trade contractor, lots in subdivisions such as Morgan Meadows and West Ridge are where Lennar starts will show up first.

• Rosillo Ranch: 5 lots, Bexar, Oct. 9, 2026.
• Valle Sol #1: 1 lot, Bexar, Oct. 9, 2026 (deed 20260199444).
• Morgan Meadows #3B and #3C: 1 lot each, Bexar, Oct. 8, 2026.
• West Ridge #3: 1 lot in Bexar, Oct. 8, 2026.
• Morgan Heights: 1 lot, Bexar, Oct. 7, 2026.
• West Ridge Subdivision: 1 lot in Medina County, Oct. 8, 2026 (warranty deed 2026010418). This lot is in Medina County, not San Antonio.

Medina Revitalization Initiative LLC is the grantor on both West Ridge deeds, one recorded in each county. Talley Extension Revitalization Initiative LLC is the grantor on three Bexar deeds.

Perry Homes LLC is the grantee on 2 Bexar deeds from HDC HWY 211 LLC, both recorded Oct. 9, 2026, covering 8 lots in BRE #1 (deed 20260199306, deed 20260199364).

Lennar was also the grantor on 3 Bexar deeds recorded Oct. 7, 2026, all to Purchasing Fund entities, in Blossom Ranch #1A. The records give no reason.

What’s next

The clerk indexes will show whether more lots follow from the same grantors. Building permits for these subdivisions are the next signal that the lots are moving to starts.
