Perry Homes takes down seven lots in two Bexar subdivisions
Five deeds, two subdivisions, one recording date: the builder moving lots from its own land bank to its own construction arm.
Perry Homes took down seven platted lots in two Bexar County subdivisions, moving the parcels from its own land-development entities into its homebuilding arm through five deeds recorded Oct. 15.
Bexar County Clerk records show the deeds transferring lots from “PHSA” entities, Perry Homes’ own development-stage shells, to Perry Homes LLC, the builder’s construction entity. One deed covers two lots in Hidden Canyon, a Perry Homes community in Bexar County. The other four deeds cover five lots across multiple phases of Kallison Ranch 215, a separate Perry Homes subdivision elsewhere in the county. Texas deeds carry no sale price, and none of the five filings lists one.
Why it matters
This is not an open-market sale. Perry Homes is moving land it already controls from a development-stage entity to its own homebuilding entity, the standard mechanism a builder uses to convert raw or platted acreage into lots it can start houses on. The signal is where the company is actively advancing its pipeline, not a change in ownership. Five deeds recorded the same day across two separate communities show Perry Homes moving lots into its building entity in both Hidden Canyon and Kallison Ranch at once.
The numbers
The Hidden Canyon deed, instrument 20260202606, transferred lots 47 and 72 in block 9 of Hidden Canyon Unit 2A from PHSA - Hidden Canyon 29 LLC to Perry Homes LLC. The remaining four deeds, instruments 20260202646, 20260202611, 20260202652 and 20260202615, moved a combined five lots in Kallison Ranch 215, phases 12C, 13A/13B and 14B, from PHSA - NW 315 LLC (with PH Land Holdings LLC joining as grantor on two of the four) to Perry Homes LLC. All five deeds share the Oct. 15, 2026 recording date at the Bexar County Clerk, though the underlying instrument dates run from Sept. 17 to Sept. 30. No deed of trust accompanies any of the five filings, and none states a price, which Texas deeds do not carry.
What’s next
With both Hidden Canyon and Kallison Ranch now carrying freshly closed lots, Perry Homes has inventory in hand to start homes in both communities without a further land purchase. Watch Bexar County’s open permit queue for building permits tied to these same lot and block numbers as the next confirmable step, and watch for additional PHSA-to-Perry Homes deeds in the same subdivisions if the builder is clearing a larger platted phase rather than a one-time batch.
