HVH Homes and Scott Felder Homes recorded five Bexar County deeds of trust Oct. 6-7, 2026. HVH’s two filings secure a revolving line of up to $200,000,000, per the recorded text.

Why it matters

Two San Antonio homebuilders, HVH Homes and Scott Felder Homes, put bank liens on residential lots in the Bexar County Clerk’s records on Oct. 6 and Oct. 7, 2026. A deed of trust that secures a builder’s credit line against lots is a lot-inventory facility. The bank lends against finished lots, and the builder draws as it starts houses. For San Antonio builders, this is the working capital behind starts. For lot developers, it shows which lenders are willing to sit behind a builder’s lot takedowns.

HVH Homes recorded two instruments with Western Alliance Bank. Both are dated Sept. 29, 2026 and recorded Oct. 6. One covers lots in Villas at Wurzbach Condominiums, the other lots in Weston Oaks #4. See the Villas at Wurzbach filing and the Weston Oaks filing.

Scott Felder Homes recorded three instruments on Briggs Ranch North lots, all dated Oct. 5 and recorded Oct. 7. The lenders are Southside Bank, International Bank of Commerce and Third Coast Bank.

The numbers

Texas deeds carry no sale price, and a deed of trust shows a lender’s security, not cash borrowed. We could not open the Bexar clerk’s pages in a browser. The dollar figures below come from machine-read text of the recorded instruments, quoted as written. We do not total them.

  • HVH Homes and Western Alliance Bank: the recorded text describes revolving credit with a maximum principal outstanding at any time of up to $200,000,000. Both HVH filings state that amount, so we count one facility, secured by lots in two subdivisions.
  • Scott Felder Homes and Southside Bank: the recorded text states a maximum principal amount of $80,000,000 under a loan agreement of the same date.
  • Scott Felder Homes and International Bank of Commerce: the text cites notes dated May 7, 2019 and May 2021.
  • Scott Felder Homes and Third Coast Bank: the text cites an amended and restated note dated July 9, 2021.

The IBC and Third Coast instruments therefore secure debt that predates them. They are likely renewals or modifications, not new borrowing, and we do not add them to any new-borrowing figure.

What’s next

Watch for release deeds as HVH Homes and Scott Felder Homes close houses and the banks free lots from the lien. Those filings, in the same Bexar County Clerk index, would show how fast each builder is turning lot inventory.
