HVH Homes adds Old Talley lot in new Bexar land deed

HVH Homes added another lot to its San Antonio pipeline on Oct. 27, when RAKMR I LLC deeded a platted parcel in Old Talley Unit 3 to the homebuilder, according to a deed recorded with the Bexar County Clerk. The transfer covers Lot 1, Block 39 of the subdivision and carries no stated price, since Texas deeds never disclose one.

The deal lands about three weeks after HVH Homes recorded a pair of deeds of trust tying its lots to a $200 million revolving credit line from Western Alliance Bank, recorded Oct. 6. The new deed shows the builder still adding platted lots in Bexar County after that facility was recorded.

Our Bexar deeds wire shows no deed of trust recorded alongside this transfer, so no new lender appears on the lot as of this filing. Bexar County Clerk records show RAKMR I LLC as grantor and HVH Homes LLC as grantee, with the document referencing the Old Talley Unit 3 plat at volume 20003, page 1816.

Why it matters

Builders moving on single platted lots instead of large multi-parcel takedowns is one marker of how San Antonio’s homebuilders are deploying capital on the suburban fringe right now. For lot developers, it shows HVH Homes taking down Old Talley lots one at a time with no new lender recorded on the transfer.

The deed carries no sale price, as Texas records never show one. The transfer covers a single platted lot, Lot 1 of Block 39, in the Old Talley Unit 3 subdivision. It follows the Oct. 6 recording of HVH Homes’ $200 million revolving credit line with Western Alliance Bank.

What’s next

Whether this lot draws a vertical construction permit will show if HVH Homes is building spec inventory or banking land for a later phase. A new deed of trust naming Old Talley Unit 3, if one is filed, would show whether the builder financed this parcel after closing or paid outright.
