A $57.7M Fort Worth shell building registers with no tenant named

The state filing names a budget, a design firm and an out-of-state owner, but not who will occupy a building of more than 1 million sq ft.

A shell building topping a million square feet is going up on the west side of Fort Worth, and the public record describing it does not say what will go inside. Project Oak, registered with the Texas Department of Licensing and Regulation on Oct. 20, carries a $57.7 million construction value, a 1,035,171 sq ft footprint in a single building, and an owner address a state away, on Nashville’s Music Row. No tenant appears anywhere in the filing. No end use is declared beyond “shell building.”

Why it matters

Project Oak sits on Fort Worth’s far west side, near Aledo Road and the Parker County line. It fits a pattern this desk has tracked in DFW state filings this fall: the entity and the budget register months before anyone says what the building is for. The scope on file here, mass grading, excavation, paving and landscape work ahead of a shell, is the same first move a developer makes whether the eventual occupant runs server racks or pallet racks.

That gap is the story for now. A building this size pulls different levers depending on which it turns out to be: a data center brings heavy electrical load and a small headcount, a distribution center brings truck traffic and hundreds of jobs.

The numbers

  • Registered cost: $57,700,000, per the TABS filing.
  • Size: 1,035,171 sq ft, Building 1 only; no additional buildings are listed on the registration.
  • Owner of record: Hamtex Walsh 2, LLC, registered to a Music Row office address in Nashville, Tennessee.
  • Design firm: Alliance Architects, Inc.
  • Site: west side of Bentley Bridge Road, north of Aledo Road, Fort Worth, TX 76126.
  • Construction window: estimated start Oct. 15, 2026, estimated completion July 30, 2027, about 9 months.
  • Funding: privately funded, on private land, for private use, per the filing’s own disclosure.

What’s next

The next public record to watch is a Tarrant Appraisal District valuation once the parcel posts, or a City of Fort Worth building permit tied to the same address. Either would be the first point a tenant or declared use could surface. Until then, Project Oak stays an unnamed entry in a fast-growing local pipeline.
