Quadrum Global Sells Arlo Wynwood Hotel in Miami for $44.3M

Quadrum Global sold the 217-key Arlo Wynwood, opened in 2022 on a site bought for $8.55M in 2018, to Dauntless Capital Partners at a $44.3M deed price.

Quadrum Global has sold the Arlo Wynwood hotel at 2217 NW Miami Court to Houston-based Dauntless Capital Partners, four years after the property opened in 2022. The deed price is $44.3 million, according to Commercial Observer. BMO Bank provided a $43 million acquisition loan.

Why it matters

For developers, this is a completed exit on a ground-up Wynwood hotel, the kind of round trip that is rare in a neighborhood better known for retail and creative office. Quadrum, the seller, bought the site years before the building opened, and Dauntless, the buyer, is taking on a stabilized asset rather than construction risk.

The price also gives lenders and underwriters a fresh Wynwood hotel data point. Commercial Observer reports the deed price does not capture the full economics, because the actual price is higher once furniture, fixtures and the operating business are excluded from the deed.

The numbers

The hotel has 217 guest rooms in a nine-story, 144,848 square foot building with a ground-floor cafe and a rooftop bar and pool. At $44.3 million, the deed price works out to about $204,000 per key, our calculation from the reported figures.

Miami-Dade Property Appraiser records for folio 01-3125-048-0110 show the parcel last traded on Nov. 29, 2018 for $8,550,000, with WYNWOOD DC PROPCO LLC as grantee. That is consistent with the roughly $8.6 million Commercial Observer reports Quadrum paid for the 0.8-acre site. The appraiser’s 2026 total just value is $32.9 million, up from $25.5 million in 2025, so the deed price sits about 35% above the county’s current figure.

Market conditions were mixed. Commercial Observer reports Miami-Dade hotel occupancy slipped 0.1% year over year while average daily rate rose 11.2% to $293.70.

What’s next

The appraiser’s online record still lists WYNWOOD DC PROPCO LLC as owner, so the transfer has not yet posted there. Watch for the recorded deed and the mortgage, which will confirm the buyer entity and the loan terms. The 2027 assessment will show whether the county moves toward the sale price.
