Related, Integra's St. Regis Brickell Hits 80% Sold
St. Regis Residences Brickell has crossed 80% sold and roughly $900M in contracts before the 50-story tower has even topped out.
St. Regis Residences, Brickell has crossed 80% sold and roughly $900 million in contracts, developers Related Group and Integra Investments said, putting the 152-unit tower on pace for a nearly $1 billion sellout before it has topped out. The milestone follows a contract for the building’s Charles penthouse, a 10,012-square-foot, two-story unit under contract for $47 million, first reported by PROFILEmiami and covered by The American Developer on August 1.
Why it matters
A Brickell tower clearing 80% sold and closing in on a $900 million-plus book of business while still under vertical construction is a read on how much room is left at the top of Miami’s ultra-luxury stack. Related Group and Integra Investments are proving buyers will commit eight figures on renderings and a brand name well before a certificate of occupancy exists. For developers underwriting the next Brickell tower and for agents pricing penthouse product, the absorption pace at 1809 Brickell Avenue sets a live benchmark for how aggressively to launch pricing ahead of completion.
The numbers
The 50-story, 152-residence tower at 1809 Brickell Avenue is designed by Robert A.M. Stern Architects with interiors by Rockwell Group. Related Group and Integra Investments closed a $527 million construction loan from Tyko Capital in September 2024, when the building was reported more than 60% in contract, according to The Real Deal. Construction began that November. The developers now say sales have passed 80%, totaling roughly $900 million, according to PROFILEmiami. The tower is expected to top out later in 2026 ahead of a 2027 completion.
What’s next
Watch for the topping-out milestone later this year, which typically triggers another wave of pricing on remaining upper-floor inventory. For developers and brokers tracking the Miami luxury pipeline, the open question is whether St. Regis Brickell’s pre-topping-out absorption holds through delivery in 2027, or whether pricing power softens once buyers can walk a finished building instead of a sales gallery.
