Brickell's $47M St. Regis Penthouse Sells Before Tower Is Built

A New York family has agreed to pay $47 million for a penthouse at the St. Regis Residences in Brickell, a 50-story, 152-unit tower that developers Related Group and Integra Investments will not finish until the end of 2027. The unit, marketed as “The Charles,” spans 10,012 square feet across two floors with five bedrooms, seven bathrooms and a private rooftop pool.

It tells Related Group and Integra Investments, and every developer underwriting a Brickell tower delivering in 2027 or 2028, what the very top of the stack will actually bear pre-completion. Buyers are committing eight figures years ahead of a certificate of occupancy, on renderings and a brand name, which is the clearest read available on how much pricing room is left above the rest of the building’s sub-$5 million starting units.

The buyers, a New York family, have not been publicly named and their identities are not material to the pricing story.
