RFLF 4 records 12 DFW lot loans across three counties
RFLF 4 recorded 12 deeds of trust across Dallas, Tarrant and Collin counties in October, each to a different borrower against a platted lot.

RFLF 4, a lending vehicle registered in Chicago, recorded 12 deeds of trust across Dallas, Tarrant and Collin counties in October, each one to a different borrower against a platted residential lot.
Why it matters
No single county filing shows this pattern. Dallas County alone holds nine of the 12 instruments, Tarrant two and Collin one, so a single-county scan would miss a quarter of what RFLF 4 recorded in DFW in October. Every loan names a different borrower entity, among them Urbanic Property Group LLC, St Vincent Homes LLC, C&W Custom Homes LLC, 21 Home Buyers LLC, Izer Construction LLC and JRD Prime Investments LLC. For small DFW builders and the agents who sell their homes, it marks an out-of-state lender writing lot-level loans in Dallas and Southlake at volume. A similarly named lender, RFLF 7, LLC, is the original lender on a Dallas County loan set for the Dec. 1, 2026 trustee sale.
The numbers
Four of the 12 deeds disclose a loan amount in the recorded instrument’s OCR text, and they total $5,186,390. Urbanic Property Group LLC borrowed $1,557,000 against a lot in Dallas’s Glenridge Estates (instrument 202600225031, recorded Oct. 20, 2026, maturing Nov. 1, 2028). St Vincent Homes LLC borrowed $1,529,640 against a Southlake lot in Carillon Parc (Tarrant instrument D226208710, recorded Oct. 27, 2026). C&W Custom Homes LLC borrowed $1,368,500 against a lot in Dallas’s Kenilworth Estates (instrument 202600232218, recorded Oct. 29, 2026, maturing May 1, 2028). 21 Home Buyers LLC borrowed $731,250 against a lot in Dallas’s Town Creek addition (instrument 202600225413, recorded Oct. 20, 2026, maturing Nov. 1, 2027). The remaining eight instruments, covering borrowers including New Nest Properties LLC, LG WMS LLC, A Better Place LLC, SS Hub LLC, RE Platinum Group LLC in Collin County and JRD Prime Investments LLC in Tarrant County, name RFLF 4 as lender but carry no loan figure in the available record text.
What’s next
The next public marker on any of these 12 lots would be a City of Dallas, Fort Worth, Southlake or Benbrook building permit tied to the same legal description, or a release of lien once a home sells and the loan is repaid. Watch the Dallas market for permits filed against the Glenridge Estates, Town Creek and Kenilworth Estates lots named here.
