San Marcos Rezoning Proposed for Transportation Way Tract

A Planning and Zoning Commission hearing today will weigh a shift from Future Development to Heavy Commercial on a 1.576-acre Hays County tract.

San Marcos’s Planning and Zoning Commission is set to hear a proposal today, October 27, to rezone 1.576 acres on Transportation Way from Future Development (FD) to Heavy Commercial (HC). The case, ZC-26-09, is a recommendation step only; no vote has happened yet.

Why it matters

The tract sits outside San Marcos city limits, on the south side of Transportation Way about 275 feet southwest of Centerpoint Road in Hays County. The applicant, Arts + Industries, paired the rezoning with an annexation request, AN-26-06, that City Council will consider concurrently. The city’s record says the applicant wants to plat and develop the site for commercial and flex space, and needs annexation to get City water and wastewater service.

For builders and brokers on the San Marcos fringe, the case shows the sequence: annexation brings utilities, and only then can zoning unlock commercial use. Heavy Commercial would open the tract to flex and service-commercial uses if approved.

The numbers

The case covers approximately 1.576 acres out of the Edward Burleson Survey. The request would move the parcel from FD, a holding designation for land awaiting city utilities, to HC, which allows denser commercial and light-industrial uses. The request also allows the city to approve a less intense district instead, with the owner’s consent. No cost, loan, or sale figure appears on the zoning record; this is a land-use filing, not a transaction.

What’s next

Today’s Planning and Zoning Commission hearing produces a recommendation only. The rezoning itself, along with the companion annexation case AN-26-06, still needs San Marcos City Council action before either takes effect. Until then, the FD designation stays in place and no commercial or flex construction can proceed on the site.
