The American Developer’s own distress wire, refreshed this morning against all three South Florida county auction calendars, found 15 active commercial foreclosure sales worth a combined $89 million scheduled over the next two weeks. The largest is a $65.7 million stipulated final judgment set to go to auction September 16 in Miami-Dade Circuit Court, case number 2024-017049-CA-01, covering multiple downtown Miami parcels. The public docket names the plaintiff as AFF IV 200 Miami LLC and the defendants as SRCTD 44-200 LLC and FS Equity Investments II LLC. The sale had been set for July 20 before the defendants sought an appellate stay; the trial court denied that stay on July 9 and the case now carries toward a September 16 sale.

Why it matters

Foreclosure auction calendars are public record but nobody aggregates them across Miami-Dade, Broward and Palm Beach in one place with dollar amounts attached. That gap is exactly what a distress buyer needs closed. A scheduled auction is not a finding of wrongdoing by any party; it is simply where a filed case currently stands in the public docket.

The numbers

Miami-Dade carries the bulk of the commercial calendar with 10 of the 15 scheduled sales, Palm Beach has 4 and Broward has 1. After the $65.7 million Miami-Dade case, the next largest is a $6.4 million Miami-Dade judgment against a membership interest set for September 28, followed by a $4.8 million Palm Beach County auction on September 22 tied to parcel 00424631130002600. Three more Miami-Dade properties carrying judgments between $1.1 million and $1.2 million are scheduled for September 14, and a $1.9 million Broward auction, case CACE-24-015034, is set for September 17.

What’s next

The September 16 date on the $65.7 million Miami-Dade case is itself a reschedule from July, so buyers tracking it should confirm status close to the sale date rather than assume it holds.
