Suffolk Construction Sizes West Palm Beach Office to Its Backlog
A top-five national contractor is taking the whole top floor of a boutique trophy building, a bet on the backlog it expects to build.
Suffolk Construction is relocating its West Palm Beach headquarters three blocks east, into 19,000 square feet on the top floor of Echo at 205 Datura Street, a move that reads less like an office upgrade than a contractor sizing its footprint to the backlog it expects to build. The relocation takes the firm from 426 Clematis Street into a building Toronto family office Coco Group bought last year for $45.7 million.
Why it matters
A contractor’s office space tracks its pipeline, not its brand. Suffolk ranks among the largest construction managers in the country, and putting its name and 19,000 square feet atop a boutique trophy building signals the firm expects a South Florida project pipeline large enough to justify both the space and the visibility. We could not establish Suffolk’s square footage at 426 Clematis Street, so we cannot say whether this is growth or a lateral move. But taking the entire top floor of a landmarked, recently renovated 1925 building that just traded for $45.7 million is not the move of a firm trimming overhead.
The numbers
The new office fills the fourth and top floor of Echo, a 71,694-square-foot office and retail building in downtown West Palm Beach. Coco Group, led by CEO Jenny Coco, closed on the building May 5, 2025, paying $45.7 million, or $637 a square foot, according to JLL, which represented seller Morning Calm Management. By our own calculation, Suffolk’s 19,000 square feet amounts to roughly 26.5 percent of Echo’s office space, the largest tenant footprint in a building whose current roster includes Stone Point Capital, AltaRock Partners and Sound Point Capital. Echo also carries 10,000 square feet of ground-floor retail and a 257-space parking garage.
What’s next
Tom Thrasher, Suffolk’s South Florida general manager, said the new office “reflects the caliber of experience we want to provide our employees, clients and partners while reinforcing our long-term commitment to a community.” We found no Suffolk Construction permits in our South Florida permit wire as of this writing, so the specific projects behind the expansion are not yet disclosed. Watch for Suffolk to attach its name to Palm Beach County construction awards in the coming months, the clearest test of whether this office bet pays off.
