A Travis County deed of trust recorded Oct. 21, 2026, shows Taylor Morrison of Texas Inc pledging all lots in Eastwood Section 3, its coming community in Manor, to JLE Investments LP.

For Manor-area trades and agents, it is the first recorded financing tied to a new Taylor Morrison section east of Austin.

Why it matters

The filing is Travis County Clerk instrument #2026124721. The grantor is Taylor Morrison of Texas Inc and the beneficiary is JLE Investments LP. The collateral is described as all lots in Eastwood Section 3. The record names JLE Investments LP only as the beneficiary and does not identify its principals.

Eastwood is in Manor, not the city of Austin. Builders use a deed of trust like this to borrow against platted ground, or to finance a land purchase, before homes go vertical. The record alone does not say which. More Austin metro filings are tracked on the market page.

The numbers

The Travis County index carries no loan amount, so no dollar figure is reported here.

Taylor Morrison’s Eastwood page lists homes starting in the mid-$400s, from 2,189 to 3,140 sq ft, with three to five bedrooms. The two advertised plan prices on the page are $444,990 and $477,990. The community is marked “coming early 2027,” with no homes yet listed for sale.

What’s next

The next record to watch is the first building permits on individual Eastwood lots, which would show construction has started. Partial releases of lots from this deed of trust would follow as homes sell. Any later deed of trust on another Eastwood section would show how the builder is financing the rest of the community.
