A Cabot Properties affiliate bought three lots at a southern Dallas industrial site on Oct. 29, 2026, 13 days after the City of Dallas logged a $13.0 million permit to keep building out one of them.

Why it matters

A permit for equipment rooms, an expanded spec office and new plumbing drains went into the City of Dallas system on Oct. 16, 2026, for a light-manufacturing building at 9078 Van Horn Dr., which Dallas Central Appraisal District ties to Lot 1F. Less than two weeks later, the seller, TC Cedar-Alt Distribution Center LLC, recorded three separate warranty deeds moving lots across two of its platted subdivisions to CIVF VIII US POOL 1 LLC and CIVF VIII TX1B01 LLC, entities the Texas Comptroller’s franchise-tax record lists at Cabot Properties’ Boston address. For DFW industrial builders, it shows an institutional buyer taking lots while a permitted buildout is still in inspection.

The numbers

Dallas County Clerk records show three warranty deeds, all signed by TC Cedar-Alt Distribution Center LLC and recorded Oct. 29, 2026. Instrument 202600231738 (dated Sept. 24, 2026) conveys Lot 1E, Block A, NCB 8303, in the TCC Altamoore No. 3 subdivision to CIVF VIII US POOL 1 LLC. Instrument 202600231739, also dated Sept. 24, 2026, conveys the adjacent Lot 1F in the same subdivision and block to the same buyer. Instrument 202600231737 (dated Oct. 22, 2026) conveys Lot 1B, Block B, NCB 8310, in the Cedardale Park subdivision to both CIVF VIII TX1B01 LLC and CIVF VIII US POOL 1 LLC. None of the three deeds states a sale price, which is standard for a Texas conveyance. Separately, City of Dallas permit COM-ALT-ADD-26-002531, filed Oct. 16, 2026, lists TC Cedar-Alt Distribution Center LLC as owner, an estimated cost of $13.0 million, a single-story, 58,800 sq ft industrial building for light manufacturing, and a status of Inspection Phase as of this week.

What’s next

No deed of trust from either CIVF VIII buyer has posted yet in Dallas County, which would be the next record to show how the acquisition was financed. The open building permit also remains active, so a certificate of occupancy or a status change to Final would be the next public marker that the buildout itself is complete. Watch the Dallas market for either filing against the same NCB 8303 and 8310 legal descriptions.
