A $6.9 million commercial alteration permit application has been filed with the City of Dallas for Suite 3300 at 2001 Ross Avenue, the 50-story Trammell Crow Center in the Dallas Arts District. Permit COM-ALT-ADD-26-002508 covers 23,420 sq ft of interior work, according to the city’s Accela building record.

Why it matters

A $6.9 million build-out on one floor of a 50-story tower is tenant-improvement spending, not a redevelopment. It is still a signal of capital going into downtown Dallas office space at the floor level. Contractors and brokers working the core should note the scope: private offices, conference rooms, a reception area, storage, a break room and a single-user restroom. Texas filings list the owner as ROF V Ross Investment LLC, which carries a Los Angeles office address. The American Developer could not confirm the investment group behind that entity as of publication.

The numbers

The permit’s declared job value is $6,907,100 for 23,420 sq ft, or roughly $295 per sq ft. That cost level points to a full interior office renovation rather than a cosmetic refresh. The record lists the existing land use as office, with no change of use requested. The city lists the record’s status as Document Received, meaning the application is in review and not yet issued. The record carries an expiration date of Nov. 28, 2026.

What’s next

The next marker is permit issuance, which would clear the work to start. The filing does not say whether the space is for a renewing tenant or a new lease. The American Developer will track further filings on the tower and leasing news across the Dallas market.
