Four Katy Asian Town Retail Units Face Nov. 3 Sale on $2M Loan

Four retail condominium units at Katy Asian Town, 23119 Colonial Parkway in Katy, are headed to a Nov. 3, 2026 trustee sale after lender New Era Life Insurance Company posted a notice against a $2.0 million loan. The borrower on the units, A-3 through A-6, is United Max Katy, LLC, according to Harris County Clerk notice FRCL-2026-7620.

Why it matters

Katy Asian Town’s retail space is held as condominium units under a Feb. 15, 2017 declaration, so each unit can be owned, financed and foreclosed on its own. A posted notice on four of those units is an acquisition lead for retail investors and owner-users weeks before the sale, and a read on how small-bay retail condos are carrying their debt. Texas foreclosure is non-judicial: the notice is the primary record of a sale that is still pending, not a decided outcome, until a substitute trustee’s deed is recorded. Borrowers can still cure or settle before Nov. 3.

The numbers

The deed of trust, Clerk’s File No. RP-2021-375131, secures a note dated June 29, 2021, with an original amount of $2,000,000. The notice was dated and filed Oct. 12, 2026. The sale is set for the first Tuesday in November, starting no earlier than 10 a.m. and finishing by 4 p.m. Central, at the Bayou City Event Center, 9401 Knight Road, Houston, where Harris County holds its trustee sales. The notice gives the original loan, not a current payoff, so the lender’s credit bid will not be known until after the sale.

The substitute trustee’s deed, once recorded, will show whether a third party bought the units at auction or whether New Era Life took them back with a credit bid against its own loan.
