A Harris County trustee sale is set for Dec. 1, 2026 against Arrowstar West, LP, a commercial borrower whose owner-name match in county appraisal records is a $13.2 million multifamily-class account. The Notice of Trustee’s Sale was filed with the Harris County Clerk on Nov. 5, 2026 as FRCL-2026-8298.
Why it matters
Texas has no foreclosure lawsuit. A lender with a deed of trust can sell the property through a trustee after posting notice, so the clerk’s notice is the first public record that a loan has gone to sale. This one covers an entity borrower, not a homeowner, and the matching Harris County Appraisal District (HCAD) account is classed B1, the state code used for multifamily.

For buyers and lenders watching Harris County distress, a commercial notice is a lead on a possible acquisition or credit bid. The notice does not say the loan is in default for any particular reason, and we are not stating one.
The numbers
- Notice FRCL-2026-8298: six pages, filed Nov. 5, 2026.
- Sale date: Dec. 1, 2026, a Tuesday, 26 days after filing. Texas requires at least 21 days of notice, and sales run between 10 a.m. and 4 p.m. CT.
- HCAD account 0970340000018: 2026 appraised value $13,211,730, state class B1. The account was matched to the borrower by owner name, and the appraised value is the district’s figure, not a sale price or a loan balance.
The notice states an original loan amount, but our read of the scanned filing is machine-generated and we have not confirmed it against the recorded deed of trust, so no loan figure is published here. Harris clerk filings carry no per-document permalink, so the notice above is the viewer copy.
What’s next
A trustee sale can proceed, be postponed, or be cancelled, for example if the debt is paid off or the lender and borrower reach a new agreement, so the Dec. 1 date is a scheduled event, not an outcome. Watch for a substitute trustee’s deed in the Harris County Clerk’s real property records after the sale, which would show the buyer and the price, and for a postponement notice before it.
The borrower’s name is similar to the entity in our earlier report on an Arrowstar trustee sale on Ojeman Road, but nothing in this record links the two. For more distress filings across the metro, see our Houston market page.
