Peddlers International Trading faces Harris trustee sale

The Harris County Clerk has recorded a Notice of Substitute Trustee’s Sale against Peddlers International Trading Company LLC, setting a Dec. 1, 2026 auction for the company’s commercial property at 1243 Atascocita Road in Humble. The notice, filed Oct. 23, 2026 and running four pages, carries Harris County Clerk document number FRCL-2026-8044.

Why it matters

Texas has no foreclosure lawsuit. A lender enforcing a deed of trust posts a Notice of Substitute Trustee’s Sale with the county clerk at least 21 days before the auction. It then takes the property by credit bid or sells it to a third party on the first Tuesday of the month. For Houston-area buyers and brokers, a posted commercial site in Humble opens a 30-day window to reach the borrower or lender before the courthouse sale. The Harris County Appraisal District classes the parcel as commercial and entity-owned.

The numbers

The scanned notice reads an original loan amount of $1,980,317.02 under deed-of-trust instrument T479424. That figure comes from the clerk’s scanned copy and has not been checked against the deed of trust itself. The appraisal district values the parcel, HCAD account 0460400000324, at $556,848 for 2026, an appraised value rather than a sale price. Texas trustee deeds carry no sale price, so the auction itself will not add a confirmed dollar figure.

What’s next

If Peddlers International Trading Company does not reinstate or pay off the loan before Dec. 1, the trustee will credit the debt back to the lender or sell the site to a third-party bidder. The result will be recorded as a Substitute Trustee’s Deed, which will show whether the lender took the Humble site back or a buyer stepped in.
