The trustee sale of the office tower at 1900 West Loop South in Houston has moved to Dec. 1, 2026. A second Harris County notice on the same loan, filed Oct. 22, reset the sale from an earlier Nov. 3 date to Dec. 1. The borrower on both notices is CCI-MBM XVI, LP, and the earlier notice was filed Oct. 8 (our first report).

Why it matters

Texas foreclosure runs through the county clerk, not a lawsuit, so a lender can repost a notice for a later first Tuesday without going to court. For Galleria-area office owners, lenders and brokers, the reset adds four weeks before the tower can change hands at the courthouse. State franchise tax records list the borrower’s general partner as CCI-1900 WEST LOOP SOUTH GP, LLC, an entity named for the same address rather than a named sponsor brand. The appraisal district lists the account as entity-owned and commercial, so no individual homeowner appears on the notice.

The numbers

Both notices, as read from the clerk’s scanned copies, cite an original loan amount of $40,400,000. That figure has not been checked against the deed of trust itself. Texas trustee deeds carry no sale or credit-bid price, so the loan amount on the notice is the only dollar figure the record offers.

What’s next

If CCI-MBM XVI, LP does not reinstate or pay off the loan before Dec. 1, the trustee will sell the tower to a third-party bidder or take a credit bid for the lender. The result will be recorded as a Substitute Trustee’s Deed, the filing that shows who ends up holding the tower. More distress filings across the metro are tracked at the Houston market hub.
