Arrowstar Faces Nov. 3 Trustee Sale on Spring Branch Site

Arrowstar Properties faces a Harris County trustee sale on Tuesday, Nov. 3, at 1501 and 1508 Ojeman Road in Spring Branch, on Houston’s west side. The Notice of Trustee’s Sale was filed Oct. 8 under clerk file FRCL-2026-7504.

Why it matters

Texas has no foreclosure lawsuit. The clerk’s notice is the primary record, and it sends the property straight to auction with no court docket in between. The notice ties the debt to deed of trust RP-2021-737698 and states the original loan at $7.6 million, according to the recorded notice. That figure is OCR-read and has not been confirmed against the 2021 deed of trust itself. For buyers working west-side infill, a Spring Branch site reaching a first-Tuesday auction is an early look at a property that may trade below its 2021 basis.

The numbers

Harris County Appraisal District lists the 2026 appraised value for the parcels, under account 0440340040065, at $2,258,819, state class B1, the district’s multifamily code. If the notice’s loan figure holds, the appraised value is about 30 percent of the original loan. Appraised value is a tax figure, not a market price, so the gap is a question for the auction, not a measured shortfall. Harris County trustee sales run between 10 a.m. and 4 p.m. Central on the first Tuesday of the month.

What’s next

The sale can still be postponed or cancelled if the loan is cured or restructured before Nov. 3. If it goes ahead, a credit bid or third-party sale sets the first price test on the site since 2021, and the Substitute Trustee’s Deed recorded afterward will name the buyer and the price. The property first appeared in our Nov. 3 Harris County trustee sale list. More at Houston.
