8217 Fulton Street Heads to Nov. 3 Trustee Sale on $6.7M Loan
The notice's own OCR-read loan figure runs well ahead of the HCAD appraisal on the same address.
Houston Portfolio 180 LLC faces a Nov. 3 trustee sale on 8217 Fulton Street in Houston. Harris County Clerk Notice of (Substitute) Trustee’s Sale FRCL-2026-7369 recorded the filing Oct. 5, 2026. According to a machine (OCR) read of the notice, the original loan was $6.7M. We have not independently confirmed that figure.
Why it matters
Texas has no foreclosure lawsuit. The trustee’s sale notice is the only early warning, and it must post at least 21 days ahead of the auction. A notice naming an entity, not an individual homeowner, marks the property as one an investor or lender can underwrite now rather than wait on a court docket to resolve.
The Harris Central Appraisal District lists the Fulton Street account, 0931550000001, at $3.2M for 2026, Class B1 commercial. That sits roughly $3.5M under the OCR-read loan figure in the clerk’s notice, a spread wide enough that an eventual credit bid will say more about how the lender values the debt than about the property itself.
We found no portfolio sale, press release or listing under the Houston Portfolio 180 name tying it to an operating developer or sponsor. The name reads as a single-property holding entity, not a trackable brand, so it appears here as the borrower of record rather than as a developer.
The numbers
- $6.7M ($6,672,419): original loan amount, OCR-read from the deed of trust cited in FRCL-2026-7369, filed Oct. 5, 2026. The clerk’s notice is a machine read of the recorded document, not an independently confirmed figure.
- $3.2M ($3,199,734): 2026 HCAD appraised value for the same address, Class B1 commercial, under account 0931550000001.
- Nov. 3, 2026: scheduled trustee sale date, Harris County’s first-Tuesday auction.
What’s next
A trustee’s sale notice is a scheduled auction, not a completed one. Houston Portfolio 180 LLC can still cure the default, refinance, or have the sale postponed before Nov. 3, 2026. If the sale goes forward, the credit bid recorded in the eventual Substitute Trustee’s Deed will show whether the lender priced the loan near the OCR figure or closer to HCAD’s appraisal.
Harris County’s broader Nov. 3 docket runs into the hundreds of notices. Our Oct. 13 count tracked entity-owned filings building toward that date, and we will recheck this address against the clerk’s file as the sale approaches.
