A Texas Department of Licensing and Regulation filing registered Oct. 15 puts DCO Realty behind a $54.0 million plan for 404 wood-framed apartments with an attached concrete parking garage at Vitruvian Park Block 303 in Addison, at Ponte Ave. and Bella Lane.

Why it matters

Block 303 sits inside Vitruvian Park, the roughly 99-acre mixed-use district that UDR has built out along Spring Valley Road for more than a decade, with earlier phases already delivering thousands of units, office space and retail under the Town of Addison’s public-private buildout. A new TABS registration on another block signals more density planned for the district. The filing names VPDEV 2 LLC, care of DCO Realty Inc., as the registered owner. Its mailing address, 1745 Shea Center Dr. in Highlands Ranch, Colo., is UDR’s headquarters. No design firm had been assigned at registration, and the TABS record carries no sale price, so the declared project cost is the only verified size signal available this early.

The numbers

The registration lists a declared project cost of $54.0 million for new construction of 404 apartment units at Ponte Ave. and Bella Lane in Addison, Dallas County. Construction is wood-framed with an attached concrete parking garage and amenity areas, totaling 600,000 sq ft. The filing lists a June 1, 2027 start and a June 1, 2029 completion. TDLR’s project review status shows the filing as registered, with no designer of record yet listed and no companion building-permit record located as of this report.

What’s next

TDLR registration establishes accessibility review ahead of construction, it does not itself authorize groundbreaking. Watchers of Dallas-Fort Worth multifamily supply should expect a building permit filing with the Town of Addison and a named architect of record to follow before site work on Block 303 begins. That follow-on filing will be the next verifiable marker of whether the project proceeds on the registered cost and unit count or is revised.
